Job Description

POSITION SUMMARY:

The Industrial Development Manager will act as a liaison between internal departments and customers to develop strategic relationships and partnerships relative to the corporate real estate assets. This position is responsible for the collection, vetting and maintenance of property data for potential development sites within the KCS network to give potential new customers locational options for service.

POSITION REQUIREMENTS:

  • Bachelor’s Degree; minimum of 10 years’ experience with real estate contracts, language terms, and negotiations; or equivalent combination thereof

  • Experience using, reading and interpreting GIS, maps, legal descriptions, determination of title, and confirming accuracy of surveys

  • Experience planning & zoning processes and requirements

  • Working knowledge of environmental conditions, protections and regulations to assess potential real estate related impacts

PREFERRED KNOWLEDGE or EXPERIENCE:

  • Familiarity with new rail customer site requirements and processes

  • Direct experience in the rail industry strongly preferred

SKILLS:

  • Proficient keyboard skills (typing, data entry, etc.)

  • Effective knowledge of Microsoft Office applications (Word, Excel, PowerPoint, Outlook, etc.)

  • Read and interpret technical journals, financial reports, legal documents, construction blueprints, Railroad right-of-way maps, and engineering plans and maps

  • Speak effectively before groups of customers, employees of an organization or at a public meeting as a company representative

  • Write reports, business correspondence and procedure manuals

  • Perform mathematical activities necessary to plan legal descriptions and calculate the area of a parcel of land given the dimensions and directions

JOB DUTIES:

  • Acts as a liaison between Real Estate and Sales & Marketing for new and existing customer projects

  • Collaborates with Engineering to identify viable rail-served properties

  • Identifies new property opportunities relating to rail service

  • Maintains rail site property database to ensure property data is current

  • Collaborates with local Planning & Zoning to identify zoning requirements for rail-served sites

  • Stays abreast of new trends and technologies for real estate development, and the rail industry

  • Participates in professional organization(s) based on area of expertise and/or company focus

  • Travels up to 20% of time
